Many clients ask me about the accuracy behind estimates Zillow provides. Zillow is only accurate 7% of the time! Their Zestimates are typically 5% to 10% off because they don’t take into account any interior upgrades and amenities of your home.

The site uses a basic algorithm in your area to calculate these estimates. However, we assess home values differently. Although Zillow gives you a ballpark estimate, talk to a real estate professional or an appraiser for more trustworthy estimates.


Real estate professionals will be able to assess your home based upon not only the local area but the condition inside your home and any changes that have been made. We want to paint the most accurate picture of your home. Appraisers don’t use Zillow. They inspect the home and the data for the market.

To get into a building like this, you're probably going to need a jumbo loan. A jumbo loan is anything financed over $417,000 and usually require a 20% down payment. However, there are some options that only ask for 10% -- granted, with mortgage insurance.


There are also programs for non-warrantable condos, which are condos that have problems with the association. There is also a portfolio program that is perfect for people looking to own a condo. What Can You Expect from the Chicagoland Real Estate Market in 2016?

Today I'm going to be taking a look at the year ahead and make a few predictions about our local real estate market. I have David Bowen with me and he will be helping me make some predictions for buyers in our market.

To start, sellers will be excited to hear that home values are expected to increase by 3.6%, which is a very healthy level of appreciation. The unemployment rate has also dropped by 5.7%, and that's always beneficial for the real estate market. This means that we're going to have more buyers in our local market.


Unfortunately for buyers, mortgage interest rates are set to increase in 2016. Rates may reach 4.8% by the end of 2016, so lock in a low rate right now while you still can. Because rates are so low right now, we expect buyers to come out in droves and purchase while affordability is still sky-high. Home sales will probably increase by at least 4-5%.
