Today, David Bowen from Wintrust Mortgage joins us to discuss the best way to sell your Chicago home in the least amount of time. When your home isn’t in the best condition, it will likely sit on the market far too long. However, we can offer some solutions to remedy this headache! For instance, David provides some insight on how he sold his home in ten days.

Adopt the buyer’s mindset. Imagine you are a buyer and personalize that experience. Tap into their emotions.
Don’t settle for anything less than the home being in pristine condition. Anything less than pristine will deter a prospective buyer.
Appeal to as many buyers as possible. Store away personal items, such as family photos and similar relics around the home. Take away anything that could potentially take away from your home’s value.
Create as much space in the home as you possibly can. You might want to downsize, such as replacing your king bed with a queen one in the bedroom. Be sure to remove clutter and start stocking up your storage unit.
Make a good first impression. Cut the lawn. Have a clean doormat. Windows should appear clear and polished. The outside of your home should shine!

"The result was a positive one, we sold the house. He came on time the first time that we setup an appointment. He was very professional, he wasn’t pushing us, he gave us what I felt was an honest assessment. And what was really nice about working with him, he recognized that we had a different opinion initially, we thought the house would sell for more than what it would really sell for, and it was hard. He could recognize that our assessment was not necessary in line with his assessment. But even though he saw that we were kind of frustrated about the reality sinking in, he was always really patient. He worked with us for a 6 month period, he held open houses, he showed us how he was marketing the property and he was very accessible. We just wanted wanted to take the house of the market, but a year later when we put it back on the market he was professional. He just worked with us.

We had a tenet who was evicted and we were out of the state by that point, Vergis was very helpful. He went to the property when we couldn't. He was very patient, he came on the day of the eviction, he spent a couple hours there with us to help us find someone to fix damages, help assessing the property and just making sure we wouldn’t be alone during that difficult time. I don't think that was in his job description, but he did it. He really went out of his way to drive by the property and check on it because we were out of state and didn’t have the time or the money to have someone else check on it.
