Important Trends in Chicagoland Real Estate

Today, David Bowen from Wintrust Mortgage and I will be discussing important trends in the Chicagoland housing market. 2015 was an excellent year for sales and appreciation in our marketplace.

In fact, we noticed a 6.6% sales increase last year in the nine-county Chicago area. In the metro area, we saw 7.8% sales increase as well. Additionally, in the Chicago suburbs, there was a 9.4% sales increase.

Overall, the median sales price is $210,000. That means price tags for homes locally have increased 8.8%. Can we expect the same trends for 2016? I anticipate we’ll experience a moderate increase between 3.5% and 4%.

As for the mortgage side, interest rates won’t be a problem this year. We anticipate the Federal Reserve will increase rates slowly throughout the entire year. The economy is booming. Unemployment is low. This factor alone won’t hinder housing sales and market growth. We might even experience better market conditions this year, because the economy is doing so well.

"The result was a positive one, we sold the house. He came on time the first time that we setup an appointment. He was very professional, he wasn’t pushing us, he gave us what I felt was an honest assessment. And what was really nice about working with him, he recognized that we had a different opinion initially, we thought the house would sell for more than what it would really sell for, and it was hard. He could recognize that our assessment was not necessary in line with his assessment. But even though he saw that we were kind of frustrated about the reality sinking in, he was always really patient. He worked with us for a 6 month period, he held open houses, he showed us how he was marketing the property and he was very accessible. We just wanted wanted to take the house of the market, but a year later when we put it back on the market he was professional. He just worked with us.

We had a tenet who was evicted and we were out of the state by that point, Vergis was very helpful. He went to the property when we couldn't. He was very patient, he came on the day of the eviction, he spent a couple hours there with us to help us find someone to fix damages, help assessing the property and just making sure we wouldn’t be alone during that difficult time. I don't think that was in his job description, but he did it. He really went out of his way to drive by the property and check on it because we were out of state and didn’t have the time or the money to have someone else check on it.
