What Do Buyers and Sellers Pay at Closing?

People ask us all the time, “What are closing costs?”

The answer to this actually varies for buyers and sellers, so let’s examine both sides.

For sellers, closing costs are made up of title, brokerage, and attorney fees. There are also area-specific costs to consider. Closing costs also include the expense of home inspections.

For buyers, closing costs will include appraisal fees, administrative fees, loan company fees, third-party fees, and more.

When it comes to buyers, closing costs are comprised mostly of finance fees. These will include appraisal fees, administrative fees, loan company fees, and third-party fees including title work.

Lakeshore East is one of the premier communities in the Chicago Central Loop. There are a lot of different developments, family attractions, Chicago landmarks, and luxury condo and townhome developments.

This condo in particular is right by Navy Pier, a Chicago landmark that is over 100 years old and draws over 9 billion visitors each year. Not only that, but there are also many restaurants nearby, as well as the beautiful Lakeshore East Park.

Lakeshore East Park is only two or three minutes away from here. The park features a dog park, garden, and swingset. This building is also right next to the new Riverwalk development, which was just finished this year. The Riverwalk goes for a mile and a half along the river. You can ride your bike on the bike paths, check out restaurants, catch the water taxi, and even kayak down the river!

Finally, this condo is right by Millennium Park, one of the major tourist attractions in Chicago. As you can see, Lakeshore East is a great community filled with activities for the entire family.

"The result was a positive one, we sold the house. He came on time the first time that we setup an appointment. He was very professional, he wasn’t pushing us, he gave us what I felt was an honest assessment. And what was really nice about working with him, he recognized that we had a different opinion initially, we thought the house would sell for more than what it would really sell for, and it was hard. He could recognize that our assessment was not necessary in line with his assessment. But even though he saw that we were kind of frustrated about the reality sinking in, he was always really patient. He worked with us for a 6 month period, he held open houses, he showed us how he was marketing the property and he was very accessible. We just wanted wanted to take the house of the market, but a year later when we put it back on the market he was professional. He just worked with us.

We had a tenet who was evicted and we were out of the state by that point, Vergis was very helpful. He went to the property when we couldn't. He was very patient, he came on the day of the eviction, he spent a couple hours there with us to help us find someone to fix damages, help assessing the property and just making sure we wouldn’t be alone during that difficult time. I don't think that was in his job description, but he did it. He really went out of his way to drive by the property and check on it because we were out of state and didn’t have the time or the money to have someone else check on it. He, or one of his staff, regularly drive by and just check on the property. I thought that was above and beyond what I thought a realtor would do."
